In brief

What works, what to weigh

+

Strengths

4 reasons to book
  • Hosts who go out of their way — Reviews consistently mention friendly, helpful management, from local tips and late check-ins to luggage storage after checkout. The staff category scores 9.4 out of 10.
  • Spotless, modern rooms — Rooms are described as clean, comfortable and well equipped, with soundproofing, air conditioning, tea and coffee facilities and a flat-screen TV. Rooms score 8.8.
  • A genuinely useful Rome base — A 15-minute walk from Vatican City, with Ottaviano metro, buses, and restaurants mentioned repeatedly in guest reviews.
  • Facilities rated a perfect 10 — Guests gave Facilities a full 10, and the shared kitchen and breakfast setup are among the most praised practical features.

Worth weighing

5 to weigh
  • Check-in ends at 21:00 — The stated window is 09:00–21:00, so late arrivals should arrange things with the hosts in advance. One review notes a late arrival was accommodated, but the policy is still worth planning around.
  • A small, shared-space B&B — With six rooms and a shared kitchen, the experience is closer to a guesthouse than a larger hotel.
  • Comfort is the softest category — Comfort scores 7.5 in guest ratings, the lowest category on the list, while Rooms (8.8), Service (8.9), and Facilities (10) all sit higher.
  • Some rooms have a private external bathroom — The Double or Twin option comes with a private bathroom outside the room. It is more private than a shared facility, but it is not en-suite, so take that into account when choosing a room.
  • Pets are not allowed — The policy explicitly states no pets, so this is not a good fit for travellers who need to bring an animal.

“The staff were all reasonably good and attentive, and the atmosphere was quiet. The room was modern and spotless, with a comfortable bed, and the location was perfect – a bus stop is just steps away.”

8.4Verified guest

“Great location close to the Metro, buses, and Vatican City. There are nice restaurants nearby, but if you want to save money, the shared kitchen is available for cooking. The room was very comfortable and spacious, with brand-new furniture – after two weeks in Italy, we thought the standard was higher than in many three-star hotels. Free Wi-Fi, very friendly and helpful owners, and although the place is new, they clearly have experience in hospitality.”

8.4Verified guest

“The service was excellent overall. We were given a suite with an external bathroom. Location was right by the main bus station and a restaurant.”

8.4Verified guest

“The location was great, not far from a late Renaissance church, and there was an amazing restaurant just a short stroll from the hotel. The place met our standards, and we couldn't recommend it more highly.”

8.4Verified guest

“The owners were extremely friendly and welcoming, and breakfast was lovely – fresh baked pastries and coffee.”

8.4Verified guest

“The managers were very friendly, everything was clean, and the help-yourself kitchen was well stocked for breakfast or other meals. We even left wine and beer in the fridge. Only four blocks from Vatican City.”
